Original post April 9 2009 - It appears that the sale of ear plugs, sleeping pills and noise reducing devices might be on the decline SOON. The word at a meeting of the “people who know” confirmed that we are 99.9% on line to have the Downtown San Diego Quiet Zone become a reality.
The Downtown San Diego Quiet Zone will be the largest (with 13 at-grade rail crossings) quiet zone in the United States. Not only is the physical area it encompasses large, but it required 6 different railway users (Burlington Northern Santa Fe Railway BNSF, San Diego Trolley, San Diego Imperial Valley Railway SDIV, North County Transit District NCTD, COASTER, Amtrak). It is nothing short of a small miracle that the residents of downtown who have been living with the horns waking them for years are still.

Downtown San Diego is beginning to see a revival and stirring of renewed interest. Perhaps the fence sitters are reading the news and realizing waiting for some apocalypse to signal the bottom may not be the wisest choice. The bottom is somewhere between then and now and while interest rates are low, sellers are motivated and prices are below 2005 levels, it’s time to get off the fence and make an offer! (Unless, of course you think that fence is going to appreciate more than the real estate you buy today in the next 5 to 7 years). Read the rest of this entry »

Bargain at Park Place, Downtown San Diego
Built in 2003 at the west end of the Marina District, Park Place has become one of the best addresses in the real estate game. This 30 story tower built by Bosa Development of Vancouver, Canada exudes luxury and understated class. The 178 units are well appointed and boast high end appliance packages, hardwood flooring, solid wood doors, pool, spa, gym, gorgeous common areas and excellent security and management.
Breaking into the Old Police Headquarters!

It was another gorgeous Saturday afternoon in San Diego and while the sun was setting, I strolled along the waterfront enjoying all the wonderful and beautiful things this great city has to offer. On the way back to my condo I passed the Old Police Headquarters(21.3 acres located south of Harbor Drive between Pacific Highway and Kettner Blvd) which is now surrounded by chain link fence with a solid green cover preventing even the slightest peak inside. This has been irritating to me since I am particularly interested in seeing this project get off the ground and my curiosity is killing me.

(In My Humble Opinion)
Most of the time, the first thing people request from me as an agent is to show them units with a view. And, nine times out to ten, when they say view, they mean water. More experienced downtown dwellers realize that water is nice during the day, but night time is much more dramatic if the view is combined with city lights. After the initial hysteria dies down regarding views and the associated costs, attention usually becomes focused on the unit itself. It is a different process for everyone, but evaluating the floor plan

I was sent this 8 year old article
A Dozen Dynamite Reasons Why Downtown San Diego Will Fragrantly Blossom This Decade
by the writer Alan Nevin and found it incredibly accurate then and still applicable today. I have been saying for years that this is a city whose time has come and despite the current economic speed bumps, there are no permanent roadblocks to stop the eventual completion of downtown. I have met and talked with several developers and their faith and investment in San Diego is still strong.
Now is the time for those people waiting on the sidelines who did not jump in and join the frenzy to come out and buy. Prices have fallen to 2004 and 2005 levels. Will they go lower? Maybe. Mostly they will fall in the less desirable buildings. Regardless, don’t get greedy, get rich in real estate and shop downtown.
